Front Door
The Front Door is a free, one-on-one counseling session designed to help a client decide if they are ready to buy a home. It also provides a guide to clients for successful homeownership.
How long does the session take? A client should allow at least one hour although session lengths may vary.
When are the sessions available? Appointments are available as late as 6pm on weekdays and on Saturday mornings.
Where are the sessions held? Counseling centers are located throughout the Nashville MSA. The client should call THF for the center that is most convenient.
What is covered in the session? First, the counselor will help the client estimate how much they can afford to spend for the house and how much a mortgage company might approve. The counselor will review the information with the client and discuss the steps to take to purchase the most house for the least money. Finally, the counselor will provide information on several programs to help a client learn how to buy a home, budget, handle credit issues, select a home, and apply for a mortgage. There is also information on various financial assistance programs.
What if a client already has a house picked out and just needs to arrange financing? The counselor will meet with the client to review the proposed loan. All information is kept confidential.
In addition to the Front Door Session, additional education hours are required to qualify for our program. This requirement is met by signing up and attending Homebuyer Education Classes offered by THDA approved counselors throughout the Nashville MSA. If you attended a Front Door session, you would typically stay with that counselor for Homebuyer Education. Upon completion of the classes you will be issued a formal certificate, which successfully meets our education requirement and is good for one year from the date of issuance.
